Description

Reeds Farmhouse is a house, formerly a farmhouse, dating from the late 16th century, with possible earlier origins, and partly rebuilt in the 20th century. It features plastered cob on rubble footings, stone and brick chimney stacks, and a 20th-century slate roof that was originally thatch. The building has a traditional three-room and through passage plan, although the lower end and passage at the north-east end have been completely rebuilt. It is two storeys throughout.

On the south-east front, there are three windows on each floor to the left of a massive projecting lateral stack made of volcanic stone. Most windows are 19th and 20th-century casements, but some are earlier. Two chamfered mullions have been removed from a 12th-century window near the hall stack on the first floor. Other early wooden windows are preserved in the gable end to the left of the stack on the ground floor and in the centre of the first floor on the north-west side.

Inside, the hall features a large 16th-century fireplace made of volcanic stone with an oak lintel, along with deep chamfered cross beams that have step stops. The inner room contains a fireplace likely from the 18th century, with a plain-chamfered elm ceiling beam. Early roof timbers are also said to survive.
