Description

Dowland is a farmhouse that possibly dates back to the 17th century. It is constructed from rendered stone rubble and cob, with some areas repaired using rendered concrete block. The farmhouse features a slate roof with raised eaves, hipped ends, and a gabled rear stair projection. An asbestos slate roof has been added over the rear outshut, which dates to around the 19th century.

The building includes a rear lateral half-gabled stone rubble hall chimney stack with a tall brick shaft, a projecting stone rubble kitchen chimney stack with a brick shaft at the lower left-hand hipped end, and an additional rendered brick chimney stack for the back kitchen in the rear outshut. The layout consists of three rooms with a through passage; the hall is heated by the rear lateral stack, there is an unheated inner room used as a store, and a heated kitchen at the lower end.

A stair was added in the gabled projection at the rear of the through passage, likely in the late 17th or early 18th century. This stair was removed, probably in the 19th century, and a new stair was inserted into the through passage, with the projecting stair wing now used as a dairy. The outshut was added to the rear of the lower kitchen end and stair projection in the 19th century.

The farmhouse is two storeys high with an asymmetrical three-window front. The ground floor features a late 19th-century two-light casement window to the left, a rendered 20th-century porch with a lean-to slate roof and a plank door, a 20th-century two-light casement to the right, and a plank door leading to the inner room on the right. The first floor has two 20th-century gabled half-dormers with 20th-century windows flanking a 20th-century two-light casement above the entrance. There is an entrance to the first floor of the store in the higher hipped end, as the ground rises to the right.

Inside, there is a wide passage with a circa 19th-century stair inserted at the rear, 20th-century chimney pieces, and the inner room is used as a store. The roof timbers are not accessible but are believed by the tenant to be original.
