Description

No. 18 Bathwick Hill is a detached villa built around 1810, with expansions in the mid and late 19th century. The villa is constructed from limestone ashlar and features a slate roof with moulded stacks at the coped gable ends. It has a double depth plan and stands two storeys tall, with an attic and lower ground floor. The front facade is symmetrical with three windows in the central block.

A cornice and parapet, likely added in the late 19th century, were raised when the attic was enlarged to include three large dormers. The villa has six-over-six pane sash windows, a sill band on the first floor, and a platband on the ground floor. The mid-19th century single-storey side wings have hipped roofs, parapets, and cornices, creating a courtyard effect. The ground floor of the main block is fronted by a lower single-storey range with a parapet and cornice. The centre of this range is slightly stepped forward and features narrow margin lights surrounding a six-panel door with an overlight that includes a cobweb fanlight. This is flanked by wide banded rusticated piers and a meander pattern frieze. Above the door is a large, heavily moulded urn in the early 18th-century style. The rear elevation is detailed similarly to the front and also includes three large added dormers.

The interior has not been inspected. This house, possibly designed by John Pinch the Elder, is part of the early development of Bathwick Hill and was originally named "Woodland Villa." The attic storey and the single-storey front are later additions, and the right-hand bay underwent significant rebuilding around 2001.
