Description

No. 22 Bathwick Hill is a detached villa built around 1817, with extensions added in the mid-19th century, likely designed by John Pinch the Elder. The villa features limestone ashlar facades and rubblestone returns, topped with a slate mansard roof, which is probably a later addition. The building has an irregular double-depth plan, with a projecting block on the right side.

The exterior consists of two storeys, an attic, and a lower ground floor, presenting a three-window front to the street. It has rusticated quoins at the corners and an unusually deep and thin eaves cornice. The ground floor is characterized by chamfered rustication and a platband that wraps around the building. The windows are modern replacements in metal frames, and there are three 20th-century dormers with balustraded panels at the parapet. The ground floor features rustication with voussoirs above the windows. A six-panel door, with decorative inset corners on the upper four panels and an overlight, is positioned parallel to the street in the right return of the projection. The west-facing gable wall above the cornice is made of ashlar, while the wall below the cornice is of rubblestone; the eastern wall is entirely ashlar.

The interior has not been inspected. Historically, this villa is part of the development of Bathwick Hill on the Bathwick Estate, where John Pinch the Elder played a significant role in overseeing the construction of buildings. The design of this villa corresponds with that of No. 23, for which a lease was granted by the Earl of Darlington in 1817 to William Smith, a carver and gilder. This villa is noted for being one of the plainer designs on Bathwick Hill, with its elevation enhanced by the rusticated masonry finish on the ground floor.
