Description
No. 12 Union Street is a shop with accommodation above, built around 1806, with a 20th-century addition. The building was likely overseen by City Architect John Palmer, but it features earlier elevations from around 1791 by Thomas Baldwin. It is constructed of limestone ashlar, which is now painted, and the roof is not visible from the street.
The building has a single depth plan and backs onto No. 22 Upper Borough Walls. It stands four storeys high, with two windows facing Union Street, one on a splayed corner, and one on Upper Borough Walls. The shopfront is from the late 20th century. The first-floor windows are six-over-six sash types in plain reveals, while the upper floors have small-paned casements. There is a sill band on the second floor, a lintel, a slight moulded cornice, and a parapet. Nos. 13-15, which are not included in this listing, are matching facsimiles that were built following damage during World War II.
The interior was not inspected. This building is included for its group value. Historically, Union Street was proposed as part of the improvements to the city center following the Bath Improvement Act of 1789, aimed at enhancing communication between the Pump Room, the Baths, and the Upper Town, but it was not constructed until 1806.
