Description

A farmhouse, dating probably from the 16th century, which has been altered and enlarged and is now divided into two dwellings at 60 and 62 Agates Lane, Ashtead. The external appearance is of white-painted render over a brick-clad timber frame, with a red tile roof and brick chimneys. The building is in an L-shape, formed by a three-unit hall range running north to south, with a wing projecting in front of the third unit, and a rear extension on the left end. There are two low storeys with two first-floor windows in the main range. A lean-to porch is attached to the re-entrant angle of the wing, with a modern front door. The main range features three two-light casement windows at ground floor (the outer two with segmental heads), two similar windows at first floor, and a single-storey addition at the left end that includes the doorway to number 60. The wing, slightly lower, has a single two-light casement on each floor of the gable wall. The main range roof is half-hipped at the left end, with a corner chimney and a large, corniced, multiple-flue chimney stack on the ridge where it meets the wing. Some timber framing is exposed on the rear elevation in the centre, and the rear extension is not of particular note. Inside the main range is a wide fireplace with stop-chamfered bressummer, and an axial beam with original stop-chamfered joists on the west side. On the first floor are the tops of jowelled wallposts with arch-bracing to the tie-beams, and a close-studded partition within the central timber frame. The roof structure is not visible, but is believed to be similar to The White Hall in Cheam. The building was formerly used as a dame school.
