Description

Nos. 26 and 28 Newcomen Road are a pair of model cottages built between 1850 and 1852. They were designed by the architect Henry Roberts in a Tudor style for the Tunbridge Wells Branch of 'The Society for Improving the Condition of the Labouring Classes'. Some 20th-century alterations have been made, and the rear extension to No. 28 is not considered of special interest.

The cottages are constructed of red brick in Flemish bond with vitrified headers, sandstone dressings (which are now painted), and feature a slate roof with a central clustered red brick chimneystack. They have a symmetrical T-shaped plan, consisting of one storey and attics, with projecting front gables. This plan is illustrated on page 134 of James Stephen Curl's 'The Life and Works of Henry Roberts 1803-1876 Architect'. The layout includes a front living room, a side lobby with a staircase, a rear scullery with a copper, a pantry, a WC, and fuel storage on the ground floor, with three bedrooms in each cottage above.

The exterior features two central full-height gables with wooden barge-boards. No. 26 has a three-light ground floor casement window with hood moulding and a two-light casement above. No. 28 has a projecting 20th-century conservatory at the ground floor and a larger two-light casement with hood moulding above, likely reusing the original ground floor window. The doorcases are set back and also have hood mouldings. Each side elevation has gables with a casement window on each floor, although the side elevation of No. 28 has been rendered. The rear elevation includes a central gabled dormer, and No. 28 has a penticed 20th-century rear extension.

The interior has not been inspected.
