Description
Numbers 25-35 and 35A Southampton Row, along with the attached screen to Sicilian Avenue, is a shopping parade with offices that were formerly flats, built between 1906 and 1910 by architect R.J. Worley for the Bedford Estate. The building is constructed of red brick with white terracotta dressings and features five storeys with eight window bays, plus a four-storey tourelle.
The exterior includes two-light transom and mullion windows starting from the second floor on the left-hand return to Sicilian Avenue. The ground floor has later 20th-century shopfronts separated by Corinthian columns on plinths, which support an entablature with a plain terracotta frieze at the second floor level. There are pilasters at the corners, and the first floor features square-headed four-light casement windows. The second, third, and fourth floors have a mix of canted five-light bay windows and groups of square-headed windows, all adorned with terracotta transoms and mullions. The windows have small leaded panes, with some displaying shields.
At the top, there is a central pedimented gable with oriels rising from the third floor on either side, and a modillion cornice. The tourelle's fourth storey is above the cornice and is topped with a conical roof. The interiors were not inspected.
Attached to No. 25 is a Classical screen across Sicilian Avenue, featuring three Ionic columns on plinths that support an entablature inscribed with the words "Sicilian Avenue," topped by a balustrade with urns on the two central piers. Numbers 25-35 and 35A Southampton Row form a cohesive architectural development with nearby buildings on Sicilian Avenue and Southampton Row.
