Description

Balshaw House is a farmhouse, likely dating from the early 17th century, which was altered and enlarged in the 18th century and is now a house. It is constructed of coursed sandstone with a rendered facade painted white and has a slate roof featuring a brick chimney on the left gable and one stone and brick chimney on the ridge. The building has an L-shaped plan with a receding wing at the rear of the first bay, which appears to be the oldest part of the structure.

The front, likely from the 18th century, includes a sashed window with glazing bars on each floor of the first bay, and a door in the second bay. The gabled third bay slightly protrudes and has one tall window on each floor, both of which were boarded at the time of the survey. The return wall of this bay has three boarded openings. The rear wing features a double-chamfered stone mullion window with four square lights and a king mullion in the center, along with a hoodmould on the left (outer) wall. On the right (inner) wall, there is a doorway with a slightly arched lintel, and to the right of this, on each floor, is a 6-light stone mullion window, with the center light enlarged downwards. Both windows are missing three mullions, and at the right end, there are two-light double-chamfered stone mullion windows. Remnants of a drip course can be seen over the door and ground floor windows.

Inside, original features include beams with rounded moulding in the front range and a broad chamfer in the rear range, along with some internal timber-framing.
