34 High Street, Dunblane

30-32 High Street in Dunblane is a three-storey, five-bay tenement built in 1890, designed in a 17th century revival style. The building has a rectangular plan with a gabled roof and shops on the ground floor. The exterior features carved drop arch pediments on the wallhead dormers that break the eaves. It is constructed from yellow sandstone with ashlar on the ground floor, while the upper storeys and sides are harled with ashlar margins around the openings. The building has long and short quoins and a corbelled, projecting cornice that separates the first and second storeys, along with a continuous cill-height string course on the second storey. The gables are crowstepped, and there are skewputts.

On the west elevation, there is a segmentally-arched entrance at the center with deep cavetto moulded reveals, a glazed timber door, and a stone lintel topped with a multi-pane fanlight. To the left, there is a plate glass and timber frame shop front with a recessed entrance, and to the right, another shop front with tiled plate glass and a recessed entrance. Both shop fronts have fluted friezes at the top. The second and third storeys feature regular fenestration, with drop pediments breaking the eaves and armorial carvings at the gableheads.

The east elevation was not visible in 2001, and the north and south elevations are obscured by an abutting building at the gablehead. The upper storeys have 12-pane, timber-framed, sash and case windows, while the ground floor consists of plate glass shop fronts. The roof is covered with grey slates and lead flashing, and there are cast-iron rainwater goods along with off-centre, coped gable stacks.

The interiors of the shops on the ground floor have been modernized, while the upper storeys were not visible in 2001.
