Description

117 South Beach in Troon is a two-storey Free Style gabled villa built between 1900 and 1901. The building features an asymmetrical design with two bays facing South Beach and three bays facing Lochend Road. The ground floor is constructed of tooled red rubble sandstone, with some areas rake-jointed, while the first floor is finished in whitewashed harl. The villa has polished sandstone dressings, an absence of a base course, and a dentilled eaves course on the canted west bay. The eaves are overhanging and supported by timber brackets, with swept timber bargeboards featuring regularly spaced pronounced bolts. Openings are framed with chamfered surrounds, and the ground floor has polished sandstone mullions and transoms, along with projecting cills.

On the south elevation facing Lochend Road, there are steps leading to a part-glazed timber panelled door located in an advanced, deep-swept gabled bay to the right of center. This door has a chamfered surround and a pointed arch hoodmould. To the outer right, there is a projecting five-light window, with a three-light glazing row centered in the apex above it. A large stair window is situated in a recessed bay to the left of the gable.

The west elevation facing South Beach features a four-light canted window at ground level in the gabled bay to the outer right, topped with a dentilled cornice and a balustraded balcony. Above this, there is a four-light glazing row centered in the first floor apex. To the outer left, a tripartite window is present at ground level, along with a bipartite window in the gabled bay that breaks the eaves above.

The villa retains its original three-light upper and plate glass lower timber sash and case glazing, as well as a leaded stair light. The roof is covered with red tiles that sweep at the eaves, and the original decorative rainwater goods are still in place. Red sandstone cornices adorn the tapered, whitewashed ridge, apex, and wallhead stacks, with the south stack featuring corbelled detailing from the first floor and a keeled design. Circular terracotta cans are also present.

The interior was not seen in 1997. Surrounding the property is a boundary wall made of tooled red rubble sandstone with polished coping. A pedestrian entrance arch is positioned at an angle with Lochend Road, leading to a timber gate. Square-plan, tooled red sandstone piers flank the vehicular access from Lochend Road, featuring rounded caps, although the gates are missing.
