Description

72 South Beach in Troon is a mid to late 19th century, symmetrical, two-storey house with an attic and three bays in a plain classical style. It features two-storey, single bay wings that are recessed to the outer left and right. The building is constructed of painted coursed and stugged sandstone with painted dressings. It has a raised base course, an eaves course beneath corniced eaves, and a blocking course. The corners are accentuated with narrow strip quoins, and the windows have architraved surrounds with bracketed cills on the central block. The entrance is pilastered.

On the northeast elevation facing South Beach, there is a timber panelled door at the centre of the ground floor, topped by an opaque-glazed tripartite fanlight. The doorpiece is framed by flanking pilasters, a plain frieze, and a cornice. A single window is aligned above on the first floor, with a three-light canted dormer above that. The remaining bays on both floors to the left and right are regularly fenestrated.

The southwest elevation facing the Esplanade has a small opening at ground level, offset to the right of centre, with a stair window centred above it. Both flanking bays feature three-light canted windows on both floors, with three-light canted dormers above. There is a single door in a lean-to addition at ground level in the outer left bay, with a single window aligned above it. The outer right bay has single windows on both floors.

The house features 12-pane lying-pane timber sash and case glazing on the South Beach side, with louvred upper sections to the left of the entrance. The rear predominantly has 4-pane timber sash and case glazing, with 8-pane lying-panes in the outer wings on the first floor. The roof is covered with grey slate, has raised skews, and replacement rainwater goods. There are coped apex stacks at the northwest and southeast corners, topped with octagonal cans.

The interior was not seen in 1997. The property is enclosed by low coped rubble walls along South Beach, with a timber pedestrian entry gate, and a taller random rubble wall enclosing the site at the rear.
