Description

3 East High Street in Lauder is a late 18th century to early 19th century building that has undergone later additions to the north. It is a two-storey structure with an attic, featuring three bays and is positioned at the end of a terrace. The building was formerly two cottages and now includes a restaurant on the ground floor. The first floor has a mullioned tripartite window in the single-storey and attic west bay, while the ground floor of the two-storey, two-bay eastern section has a shopfront. The exterior is harled, with painted stone surrounds around the openings.

On the south elevation, the main entrance is set back to the right, featuring a replacement part-glazed timber door. There is a late 20th century shopfront to the right, which includes a part-glazed door on the left and a large window on the right. The first floor has two windows, and the left bay projects slightly, containing two windows on the ground floor and a mullioned tripartite window above. A small attic window is located in the gable of the right return.

The north elevation shows a gable end of a slightly later wing that projects to the eastern section, now attached to a formerly separate single-storey outhouse in front. The right bay is set back.

The west elevation features a blank gable end for the west bay. The principal south elevation of the west bay has 8 and 12-pane timber sash and case windows, while the principal elevation of the east bay has 2-pane horned sash and case windows, with a large sheet glass pane in the shopfront. The eastern section has a grey slate roof, while the west bay is covered with red concrete tiles. There are pairs of tall coped harled gablehead stacks on either side of the west bay, a harled coped stack on the rear wing of the eastern section, and round cans.

The interior was not inspected in 1998.
