Description

Ednam House, located on Bridge Street in Kelso, was designed by James Nisbet in 1761 and has undergone mid-19th century alterations, with further additions made to convert it into a hotel in 1932, 1937, and 1955. The building features two storeys, an attic, and a basement, constructed of polished ashlar stone, except for the north end which is made of rubble.

The east entrance front has seven bays, with a high plinth and a continuous cill-course at the ground floor. The central three bays are slightly advanced and topped with a pediment. The main entrance door, which dates from the mid-19th century, is framed by curved balustraded steps, a bracketed hood, and sidelights. Most windows lack surrounds, except for the central first-floor window, which has a moulded surround with lugged corners. A cornice and blocking course are present at the wallhead, along with a pediment displaying the Dickson arms. Mid-19th century balustraded screen walls with pedimented doorways extend to the north and south. The south wing was added in 1932, while the north wing was completed in 1937.

On the garden front to the west, the basement has been exposed, and the cills of the ground floor windows have been lowered. The central three bays project as a semi-octagonal bay, topped with a balustrade. The ground floor windows feature corniced architraves, with the central window pedimented, while the first-floor windows have lugged surrounds. The roof is piended and platformed with slate, featuring modern dormers and symmetrically placed stacks, although there is a poor extension to the west from 1955.

Inside, Ednam House boasts outstanding plasterwork attributed to Thomas Perritt and Joseph Rose, senior, along with fine joinerwork and chimney pieces.
