Description

116, 118 and 118A High Street, Dalkeith, is an early 19th-century three-storey, three-bay classical tenement with a shop at ground floor level. The building is constructed of sandstone ashlar with a base course, band course, a plain frieze above, a cill course at the first and second floors, and a continuous eaves cornice and blocking course that connects with the adjoining buildings at 112 and 114 High Street. A pend is located in the outer left bay, giving access to Robertson’s Close.

The main (northwest) elevation facing the High Street features a painted shop front in the centre bay of the ground floor, with a central door flanked by plate glass windows. A door to the outer right bay is accompanied by a two-pane fanlight above.

To the rear (southeast) of the tenement is a two-storey addition constructed of coursed rubble with a lintel inscribed 'R.T 1844'. Attached to this addition on the south side is a three-storey gabled former warehouse, now in residential use. The warehouse is built of coursed rubble, has a brick chimney stack on the south gable, and is painted at ground floor level. Window openings are present on the northeast and southwest elevations.

The windows on the main elevation are timber sash and case. The second floor has a twelve-pane glazing pattern, while the first floor features six-pane windows with plate glass lower sashes. The rear elevation of 116 and 118 has plate glass windows, and 118A High Street has non-traditional replacement glazing. 116 and 118 have coped skews and a gablehead chimney stack to the northeast. The roof is covered in grey slates.

The ground floor shop interior at 118 High Street was partially inspected in 2018 and has been extensively modernised in the late 20th and early 21st centuries.

At the rear of the building, along Robertson's Close, is a single-storey and attic range that adjoins the three-storey former warehouse at 118A High Street. This range, dating to around the mid-19th century, has been extensively altered in the 20th century.

The single-storey and attic rear range at Robertson’s Close is excluded from the listing.
