Description
The house at Lemlair was probably designed by W.C. Joass around 1875. It is an asymmetrical, two-storey and attic Victorian villa, built of coursed rubble with dressed ashlar. The house is roughly L-shaped, with a square tower projecting at the re-entrant angle, rising one storey above the wallhead. The tower’s south and east sides feature tripartite windows, a decorative eaves cornice, and a pyramidal slate roof with gablets. Decorative cast-iron brattishing includes corner windvanes. A cast-iron balustraded balcony, supported by cast-iron columns, acts as a portico to the entrance on the base of the tower. Canted bay windows extend to the first floor in the southwest and east gables, each featuring a decorative band course and a small terminal balcony beneath pointed attic windows in the gable ends. Similar pointed dormers, with deep trefoil-decorated bargeboards, are present—one on the south elevation and two on the west. The windows are mostly 2, 4, and 6-pane sashes. The roof has corniced and ridge stacks, further embellished with decorative cast-iron ridge cresting and finials. Wings extend to the rear.
The walled garden, also by W.C. Joass in 1877, consists of an ashlar-coped brick wall extending to the rear of the house. Tenders for the garden's construction were advertised in the Inverness Courier on May 17, 1877. Local details are found in Groome’s Ordnance Gazetteer of Scotland, 1883, page 388.
