Description

The building is a dairy located at Balbirnie Mains in Balbirnie Park, designed by James Gillespie in 1890. It is a single-storey structure with four bays, arranged in a grouping of three and one, featuring a verandah and a gambrel roof. The exterior is constructed of brick with stone cills, and it includes an eaves cornice and segmental-headed windows.

On the south elevation, there is an almost full-width verandah supported by cast iron columns on either side of the center and outer brick piers. The recessed face has two boarded timber doors, partially louvred, with three-pane fanlights to the left of center, and windows in the outer left bay and to the right of center.

The north elevation features three windows. The west elevation is dominated by a central shouldered brick stack and has a slightly recessed verandah to the outer right with a small, shouldered bipartite opening. A detail to the left of center is obscured by vegetation. The east elevation includes a window at the center and a slightly recessed verandah to the left, similar to the west elevation.

The timber sash and case windows have a 15-pane glazing pattern, and the roof is covered with grey slates. The stack is coped and banded with a shouldered design.

Inside, there is a small scullery to the left, with walls lined in glazed enamel tiles and a slate shelf.

Adjacent to the dairy, there is a small timber pavilion with a rectangular plan and a slated gambrel roof, located immediately to the west. The south elevation of the pavilion has an entrance at the center, flanked by two open bays over timber louvres. The other elevations are similar but do not have an entrance.

The property is enclosed by coped rubble boundary walls.
