Description
West Hopes is an 18th-century, two-storey, three-bay farmhouse. The farmhouse is constructed of rubble whinstone with ashlar dressings.
The south elevation has the three bays grouped towards the centre. A modern porch has been added at the centre, with access from the east side. Original sash and case windows with a 12-pane glazing pattern are located in the flanking bays and in each bay on the first floor.
The north elevation has small windows to the centre bay, a blank right bay, and a later stone catslide extension to the left bay. The east gable has one window to each floor at the outer right, and a small attic window; a small window is also present in the catslide to the right. The west gable has one window at each floor, offset to the left, and an attic window.
The farmhouse has a slate roof and brick end stacks.
A ruinous early steading remains to the south, as recorded by the Royal Commission on Ancient and Historical Monuments Scotland (RCAHMS). Coped rubble retaining walls mark the steading’s boundaries.
