Description

Balgowan is a late 18th to early 19th century farmhouse with flanking single-storey pavilion wings. The farmhouse is constructed of painted rough render and rubble, with painted raised margins to the windows on the west elevation.

The main west-facing elevation features a bowed bay at the centre, topped with a semi-conical roof. A door with a letter-box fanlight sits within this bay, with steps leading up to it. Low, curved rubble walls are located to either side of the entrance. A tripartite window is at first floor level in the centre bay, with slightly lower blind side lights. Canted windows are present at ground floor level in the outer bays, and single-light windows at first floor. Steps descend to either side of the bowed bay, behind the curved walls, with low boarded doors closely flanking the bay to both sides and to the south return. Lean-to wings are attached to both sides; the wing to the right is recessed, and the roofless wing to the left has a boarded window. Piended wings are further attached to the lean-to wings on both sides; the wing to the left is recessed with a window to the west, while the wing to the right is advanced with a blind window to the south.

The south elevation has a window to both floors on the right. A lean-to wing is adjoined to the centre and left of the elevation, with a window to the east return. A piended wing is adjoined to the left of the lean-to wing, featuring a boarded door to the east and two windows to the south.

The north elevation has a roofless lean-to wing attached. A piended wing is further adjoined, with a door to the north and a window to the east.

The east elevation features a gabled jamb to the left, with a window at first floor level facing east. A bowed stair tower is centrally located, topped with a semi-conical roof and incorporating a stair window. A lean-to addition is attached to the north return of the jamb in a re-entrant angle with the stair tower, containing a door and a window to the north. A painted brick extension extends to the right, with a catslide roof sloping from the main roof pitch and a window to the east and another to the north.

The majority of the windows are 12-pane sashes, with 2- and 4-pane glazing to the canted windows on the west elevation and a multi-pane stair window on the east elevation. Painted render ridge stacks flank the centre of the roof, a painted brick gablehead stack is located to the east of the jamb, and two tall brick wallhead stacks are situated to the south of the north piended wing. The roof is covered with grey slates.

Cast-iron gates and posts mark the garden.
