Description

23, 24, and 25 Queen Street in Edinburgh are former classical houses built around 1785, with No 23 extended to the rear by Peddie and Kinnear in 1864. The building is three stories high with a basement and attic, featuring seven bays and constructed from cleaned droved ashlar Craigleith sandstone. The façade has a regular arrangement of windows. In the center, there are steps leading to an architraved and corniced doorpiece with a three-pane fanlight; this originally led to a common stair, which has since been removed, and a glazed inner door now serves as a window for an office. The doorpiece is flanked by pilastered doorpieces with a fluted frieze and dentilled cornice, although the one on the right is a modern reinstatement. The doors are flush panelled and fitted with Edinburgh handles. The roof features piend-roofed dormers, with three at the center and larger dissimilar tripartite ones on either side.

The rear elevation is irregular, four stories high, and has four bays made of coursed rubble, with some enlarged windows on the east side.

The building has timber sash and case windows, primarily with plate glass, except for a 12-pane window in the central bay and the dormers. The roof is covered with grey slates, and there are ashlar coped mutual skews along with dressed stone mutual stacks, which have been reduced on the east side and lead covered with the skew.

The interior was not seen in 1995 but features a central curving cantilevered staircase, with the tenement stair removed at ground level.

The property is also adorned with cast-iron fleur-de-lys railings.
