30 Queen Street, Edinburgh

31 Queen Street in Edinburgh is a building dating from around 1790, with later alterations. The facade was retained by Ian Burke Associates between 1972 and 1974. Originally, it was a symmetrical pair of three-storey and basement, three-bay terraced classical houses. The exterior features cleaned droved cream sandstone ashlar with polished ashlar dressings, and long and short quoins on the east side. The windows are regularly spaced, and at the center, there is a single set of steps leading to doorpieces that are architraved and corniced, complete with plate glass fanlights. The first-floor windows are taller and have a pair of continuous decorative cast-iron balconies.

At the rear, there is a modern brick office that extends back to the lane. The building has timber sash and case windows, with 12-pane windows on the ground and second floors, and 15-pane windows on the first floor. The outer party walls have ashlar coped mutual skews, with the west stack rendered and the east stack rebuilt in rubble. The roof is covered with grey slates.

The interior was completely rebuilt in 1972. The railings are replacement arrowhead cast-iron railings.
