44-45 Water Street, Leith, Edinburgh

44-45 Water Street in Leith, Edinburgh, is a four-storey warehouse with an attic and raised basement, built in 1898 by Robert MacFarlane Cameron. The building has an irregular plan and is situated on sloping ground. Its front facade features cream sandstone with squared and snecked rubble, along with droved and polished dressings, while the rear is made of squared and snecked stugged rubble. There is a string course above the ground and second floors, and an eaves cornice topped with a tall rubble parapet.

The west elevation has nine bays, with the basement windows blocked. There is a pend on the outer right with a steel girder lintel, and the road is setted with cast-iron cart tracks. A broad segmental-arched opening has stop-moulded reveals and a blank panel above, with a string course stepping over to the left of centre. This opening features a boarded timber door, with a bipartite window to the right. The remaining bays and floors have single windows, and there are nine cast-iron rooflights in the mansard roof.

The east elevation is three bays wide and has single windows and rooflights, along with a small single-storey flat-roofed addition accessed by a timber forestair. The building has barred fixed four-pane timber windows and a slate mansard roof with metal flashings, as well as a moulded eaves gutter.

Inside, the structure consists of cast-iron columns and steel beam construction.
