Description

52 Cockburn Street is a tenement building designed by architects Peddie and Kinnear, constructed between 1859 and 1861. It stands three storeys high with an attic and features shops on the ground floor, situated on a narrow, sloping site bordered by Fleshmarket Close and Cockburn Street. The building has a distinctive bowed shape to the north and is corbelled to support a square caphouse at the third floor level.

The exterior is made of squared and snecked lightly stugged sandstone, accented with polished dressings. There is a string course at the ground floor, and the openings on this level have roll-moulded surrounds, while the windows are set in stop-chamfered surrounds. The building includes three dormer heads with finials and pediments that break the eaves on the east side, along with a ball-finialled crow-stepped gable on the caphouse.

Access to the flats is through a timber-panelled door that features a six-pane glazed fanlight. The windows are timber sash and case, with four-pane glazing, and the ground and first floors have bowed glass. The roof is covered with grey slates.
