9 James Street, Portobello, Edinburgh

10 James Street in Portobello, Edinburgh, is a pair of mirrored, 2-storey, 2-bay end of terrace houses dating from the earlier to mid 19th century. The buildings are constructed of stugged ashlar with squared and snecked side and rear elevations, featuring a narrow base course that is no longer visible at number 9, and block margins.

On the southeast (principal) elevation, there are 4-panelled doors in the central bays, accompanied by plate glass fanlights and windows above on the first floor. The first floor also has windows in the flanking bays.

The southwest elevation has widely spaced windows on the first floor. The northeast elevation features windows at the first floor in the outer bays, along with later 2-storey extensions. Number 9 has a piend-roofed and canted dormer to the right. The extension to number 9 is made of brick and partly covered with bull-face cement rendering, while the extension to number 10 is rendered and includes an external stair to the first floor.

Both houses have 4-pane timber sash and case windows and a piended slate roof. The southwest elevation has a wallhead coped stack at the center, with a brick stack at the apex and wallhead of the extension for number 9, and another stack at the apex between numbers 10 and 11.

The interior was not seen during the inspection in 1994. The boundary walls are made of stugged ashlar with coping and were formerly fitted with railings. There is also a brick boundary wall to the side along John Street Lane.
