Description

170-172 Portobello High Street is an early 19th-century building that has undergone later alterations. It is two stories tall and features three and ten bays, including a chamfered corner bay. The building is located on a corner site with Bath Street, where Nos 164 and 166 are situated. The first floor is finished in droved ashlar, which is painted except at No 172. The ground floor has shop fronts, while the first floor of the chamfered corner bay and the ground floor on the northwest elevation of Nos 164-166 are rendered. There is a base course and a mutuled cornice above the shop fascias for Nos 164-168, and a cill course for the first-floor windows of Nos 170-172, along with a mutuled cornice and blocking course.

On the southwest elevation facing Portobello High Street, the bays are irregularly arranged in groups of four and six. There are entrances to the shop accommodation at the corner chamfered bay (the first bay), as well as in the sixth and tenth bays. The shop fronts are modern. In the eighth bay, there is a panelled door leading to the dwelling accommodation at the first floor (No 170), which has a cast-iron radial fanlight above it, though it lacks glass. The first floor has windows in each bay, with the third and seventh bays being blinded.

The northwest elevation facing Bath Street also has irregularly disposed bays, featuring a shop window in the center and a bay to the right at ground level, with a modern flush door in the right bay. The first floor has windows in each bay, with the right bay being blinded.

The fifth to tenth bays on the southwest elevation have 12-pane timber sash and case windows, while the first floor of Nos 164-168 has timber plate glass upper sections with ten-lying-pane windows. The roof is covered in grey slate. There is a droved ashlar wallhead stack located between the central bay and the right bay on the northwest elevation, and a coped mutual skew between the fourth and fifth bays on the southwest elevation with a rendered and coped mutual stack. Additionally, there is a rendered and coped mutual stack for No 172.

The interior was not seen in 1994.
