23-25 Rose Street, Edinburgh

37, 39, 41 Hanover Street is a former classical tenement building constructed between 1784 and 1790, with some alterations made in the 20th century. This three-storey building with a basement and attic features five bays and is situated on a corner site. The ground floor has been partly converted into shops, which are flanked by modern plate glass windows and a central door leading to the upper floors, all covered by a lead canopy. The exterior is finished in polished cream ashlar sandstone, which has been stone cleaned, with a coursed rubble gable end. There are cill courses at the first and second floors, as well as an eaves cornice.

At the second floor, three flagpoles are attached to the building. The roof includes three modern gabled timber dormers. The irregular three-bay return features stair windows at the center, above a fine arched doorway with a keystone, cornice, and radiating fanlight. To the east, there is a reconstructed three-storey and attic block that has a public bar on the ground floor, five windows on the first floor, a pair of tripartite windows on the second floor, and a pair of canted dormers, along with a broad return gable facing Rose Street North Lane.

The windows throughout the building are timber sash and case with 12 panes. The building has ashlar coped skews and an ashlar apex stack, which has been rebuilt and rendered to the north, topped with grey slates.

Inside, there are cast-iron railings and modern reproduction lamp standards.
