2 Cambridge Street in Edinburgh is a three-storey building with a basement and attic, constructed in 1863. It features a plain classical terrace design with 19 bays, consisting of one four-bay block and three five-bay blocks. The exterior is made of cream ashlar, with coursed rubble on the sides. The building has a base course, a dividing band between the basement and ground floors, and another between the ground and first floors, along with a moulded eaves course.

The doors and windows have moulded surrounds, and there are panelled aprons on the first floor. Stone steps and platts cover the basement areas. The facade is regularly fenestrated, with timber panelled doors and plate glass fanlights located in the second bay from the left of each block, as well as in the outer right bays of the second, third, and fourth blocks from the right. The slate-hung dormers feature three-light windows.

The building has plate glass in timber sash and case windows, topped with grey slates. It also has corniced ashlar stacks with circular cans.

Additionally, there is a boundary wall and railings, which consist of spear-headed cast-iron railings on a low ashlar boundary wall to No 2.
