Description

12 Hawthornbank Lane is an early 19th century, three-storey traditional house built over a substructure, featuring a five-bay rectangular plan situated on a steep riverbank that slopes down to the north. The exterior is constructed of coursed random rubble with some dressed margins.

On the south elevation facing Hawthornbank Lane, there is an off-centre entrance platt that oversails the lower ground, leading to the top floor. To the right of the entrance, there are two windows, and a door is located to the right at the lower ground level, with a window to the far right.

The east side elevation has a small window at the top floor, positioned at the far right. The north elevation, which faces the Water of Leith, features three stories with five evenly spaced windows on each floor, all resting over a rubble substructure.

On the west side elevation, there are two windows in the outer bays at the top and middle floors, and one window to the left at the lower floor. The windows are predominantly 12-pane timber sash and case. The roof is pitched with a lead ridge and covered in grey slates. The gable ends are corniced with rubble stacks that do not have cans. There are later railings that edge the basement to the street, set on ashlar copes, and the building features cast-iron rainwater goods.
