2-3 Nicolson Square, Edinburgh

43-45 Nicolson Street is a later 18th century, three-storey and attic corner tenement with six bays across the front and three bays along the side. The ground floor has been altered for commercial use, featuring projecting, flat-roofed, single-storey shop fronts that face Nicolson Square to the south and Nicolson Street to the west, curving at the corner. The building is constructed of coursed rubble with Aberdeen bonding, and it has raised margins, some of which are painted. The south elevation includes off-centre steps leading to a timber panelled entrance door. The shop front for No 1 Nicolson Square and Nos 43-45 Nicolson Street has a corniced timber fascia, narrow decorative timber pilasters, mullions, and panelled timber stallrisers. There are three piended dormers on the roof, one of which is a later addition, along with a sloping roofed dormer.

The upper storeys predominantly feature 12-pane timber sash and case windows, while the shops have plate glass windows. The roof is covered with grey slates, and there are coped gable stacks and raised skews.
