12 Urbal Road, Coagh

This is a rare example of a terraced house from the 1920s, part of a group of four dwellings built circa 1927-28 by Jonathan R. Elliott. The terrace is unusually complete and well preserved, with each of the four houses remaining in similarly original condition. The building is well proportioned and detailed, and the four houses share significant group value.

The structure is a two-bay, two-storey cottage with a rectangular plan and a single-storey lean-to return to the rear. The lean-to has been extended to completely enclose the yard using corrugated plastic sheeting. A single-storey outbuilding stands to the rear of the yard, facing the cottage, connected by a timber and plastic carport shared with number 10 Urbal Road. The terrace fronts directly onto Urbal Road.

The external walls are dashed rendered finish. The roof is pitched artificial slate, without fascia or bargeboards. Rainwater goods comprise a mixture of cast iron and plastic. The chimney, located on the party wall and shared with number 10, is brick with profiled stepped capping and three clay pots.

The northwest front elevation faces onto Urbal Road. A square-headed timber door with tongue-and-groove boarding and a rectangular glazed panel is positioned right of centre, accessed by a single concrete step. To the right of the ground floor is one square-headed timber sash window with concrete sill, six-over-one configuration. Above this on the first floor is one square-headed window, three-over-one, and an ocular window with concrete sill and hood. The rear southeast elevation has two windows to the upper floor and one to the lower, all square-headed timber sash with concrete sills as above. A square-headed timber back door, panelled with a rectangular glazed panel, is located to the left side of the lean-to.

According to valuation records, the original occupants were Thomas McIvor, David Mitchell, James McKnight, and John Stirrup, with James McKnight occupying this particular house.

The terrace is located on the outskirts of Coagh, with a short terrace of neighbouring houses opposite and to the southwest along the same building line. A row of commercial buildings lies to the northeast, with a 1930s school and a fine 19th-century church further out on the edge of the village. The surrounding residential buildings are predominantly two-storey and of similar scale to the terrace, many with low-walled front gardens. The front door opens directly onto the footpath. The building currently appears to be vacant.
