Description
A detached boathouse, built around 1800, stands on the Seapark estate, located to the southeast of Seapark House (HB22/07/011A). The boathouse is notable for its detailed stonework and contributes positively to the landscape of this seafront estate. Its rarity, along with its group value alongside the estate's gatelodge (HB22/07/011B) and bathing house (HB22/07/011C), enhances its heritage significance.
The rectangular boathouse is recessed within a rocky area and largely concealed by grassy banks, situated west of the Seapark Bathing House (HB22/07/011C). The roof is covered in grass, revealing limited views of the supporting structure to the south. The walls are constructed of roughly coursed rubble stone. The symmetrical, shore-facing entrance features two segmental-headed arches with stone voussoirs and cast-metal gates. A round-headed opening, centered above a supporting pier, incorporates a brick surround, a replacement masonry sill, and a vertical support. The boathouse is enclosed on all other sides by a grass bank and a retaining wall also built of roughly coursed rubble. It is situated on a rocky outcrop within the Seapark estate, on the eastern side of Belfast Lough, with the bathing house immediately to the southeast. The building first appeared on the 1902 Ordnance Survey map. Sea Park House itself dates to the early 19th century and was initially occupied by the Rev. John Cheyne, later by John Owden. Historical records, including Ordnance Survey maps and Valuation records, document its evolution and earlier occupants.
