Description
No. 3 Purdysburn Village is an end of terrace, 1½-storey redbrick former estate cottage built around 1830 as part of a group of three similar houses. It stands on a cul-de-sac on the north side of Ballycoan Road in Purdysburn Village, Ballycoan, Drumbo, County Down.
The building retains much of its original external fabric and detailing despite internal alterations. The pitched natural slate roof is fitted with roll-moulded black clay ridge tiles and carries a single redbrick chimneystack with terracotta pots. Exposed timber rafter feet support replacement plastic rainwater goods. A gabled dormer with timber bargeboard projects from the front elevation.
The front elevation is one bay wide and features a square-headed window opening with chamfered brick surround, masonry sill and timber frame containing a latticed iron bipartite casement window. The dormer window matches this design. A square-headed door opening to the left has a chamfered brick surround and retains its original vertically-sheeted timber door.
The east gable elevation has a single square-headed window opening now fitted with a uPVC window, and a door opening with a glazed uPVC door. The rear elevation has a catslide roof extending across the east half and contains replacement uPVC windows. The west gable elevation is abutted by the adjoining house No. 2.
The retention of lattice cast iron windows is now a rarity and contributes significantly to the building's architectural and historic interest. The house forms group value with the two adjoining properties (HB19.23.025A and B).
Historically, the building was part of the Purdysburn Estate, which was occupied by the Batt family from 1812. After the estate sale around 1860, houses including No. 3 were let as private dwellings. Griffith's Valuation of 1861 records it valued at £1 15s and occupied by George Greene, who remained until 1895. From 1901 the building was converted into a makeshift Orange Hall, renamed Batts Purple Star Orange Hall in memory of Robert Batt, the last owner of Purdysburn House, who died in 1864. The lodge (LOL No. 1933) continued to meet here until at least 1929, when the house returned to private occupation. By 1935 it was occupied by William Stevenson, valued at £4 15s, and measured 14 feet by 16.5 feet with a height of 13 feet.
The rear gardens sit at a lower level than Ballycoan Road, and the house's setting within the terrace of three similar dwellings at the entrance to the cul-de-sac contributes to its group and architectural interest.
