Description

A single-storey, single-cell rubble stone dwelling with thatch-under-tin, built around 1850 and located on the north side of Brookside Road, Ballynahinch, in the townland of Clontanagullion. The building is rectangular on plan with a slightly lower single-storey extension to the west. The pitched roof is thatched under tin with raised stone verges and no rainwater goods. The walling is random rubble stone with red-brick dressing around the door.

The principal elevation faces south and features a replacement timber door to the left of centre with a window to the left. Between these is a rubble-stone infill with a stone lintel. To the left, aligned on axis, is the single-storey extension (lower in height) with a replacement timber door at its centre. The west gable is abutted by this extension. The south elevation has a large timber sliding door to the left, with the extension having a window at its left. The east gable is blank. All windows are replacement timber-framed casements.

The building is situated in a semi-rural location set back from the road with a gravelled parking area to the front, accessed via a replacement wrought-iron farm gate with a rounded rubble stone gate pier. The boundary to the road is marked by a rubble stone and loose stone wall. The rear yard is partially lawned and enclosed by a modern timber fence. A modern corrugated steel agricultural shed stands to the rear. A modern two-storey dwelling is located to the west with a landscaped garden.

The building does not appear until the second edition Ordnance Survey map of 1859, replacing an earlier indistinct structure shown on the 1834 map. The 1859 map depicts it as an oblong building, and the third edition map of 1902 clearly shows the office now abutting the west gable. A separate outbuilding visible on the 1859 map, located where the modern gate now stands, had been removed by 1920; the rubble stone gate pier is likely a remnant of this outbuilding.

According to Griffith's Valuation, James Barr occupied the farmhouse in 1861, letting it from David S. Kerr (owner of the Northern Banking Company), with a valuation of £1 10s. Barr moved to Burren before his death in 1872, and his son James took over possession. By 1901, John Shaw Barr (James's son, aged 30) had moved to Burren and let the farmhouse to Moses Tate, a 44-year-old labourer, who lived there with his wife Eliza. The 1901 census building return records the building had a thatched roof and two rooms, with a stable, cow house and barn in the adjoining office and separate outbuilding. The 1911 Census records the dwelling as uninhabited. Since 1901, the original thatch has been covered with a corrugated tin roof. The building is now used as an outbuilding to a modern replacement dwelling constructed to the west in 1976.

Although an interesting mid-nineteenth century vernacular dwelling with a relatively well-preserved roof structure and fireplace, it is not considered suitable for listing as the windows and doors have been substantially altered and the setting has been compromised by the modern dwelling directly to the east.
