Description

This is a three-storey, two-bay wide building with a basement and shopfront, located in Ballycastle, County Antrim. The building likely has foundations dating back to the mid-18th century, although it has undergone numerous alterations over time, leading to a lack of original historic features of particular distinction.

The ground floor features a timber-framed shop window and door with a rendered finish to the wall below the window sill. A plain pilaster is situated on either side, and a fascia sign extends across the entire front of the building. The first-floor windows are new rectangular timber sliding sash windows with two over two panes and horns, set in plain reveals with projecting concrete sills. The walls are smooth, rendered and blocked with a projecting eaves course and timber eaves board. A half-round gutter is shared with the adjacent building at number 11. The roof is covered with Bangor blue slates laid in regular courses, a common feature with number 15.

The rear elevation of the main block has a roof of artificial slates, also common with number 15, and includes one modern rooflight; there are no visible chimneys. The rear elevation is smooth rendered with a timber eaves board and what appears to be a PVC gutter. A small rectangular window in the rear wall appears to be PVC. Projecting from the rear wall of the main block is a long, two-storey rear return with rendered, wet-dash walls and pitched roofs of concrete tiles. The side walls and gable of the rear return incorporate rectangular PVC windows and PVC rainwater goods. The gable of the rear return features a steel fire escape. The rear boundary is marked by a steel sheeted doorscreen set between rendered piers.

Based on Ordnance Survey maps, buildings were present in this area around 1832 and probably date from the mid-1700s, coinciding with the town’s development. An identical block is shown on the 1857 Ordnance Survey map, but individual buildings became distinguishable by 1904, when this building was shown without the rear return. While the original street front and ridge height may date back to the mid-18th century, any surviving features such as window design and size are likely from the mid-to-late 19th century. Recent alterations have significantly influenced the building’s current appearance. The interior was largely rebuilt since 2000. The building sits within a conservation area.
