11 Ann Street, Ballycastle

A 2½ storey, 2 bay wide building with basement and a long flat-roofed 2 storey back return. The building probably dates from the mid-18th century but has been substantially altered over time, particularly in recent years, resulting in the loss of most historic features of distinctive quality.

The front elevation features a modern aluminium-framed plate glass window on the ground floor comprising 2 large panes, with a similar glazed door of 2 panes. Above these is a deep name fascia almost the full width of the façade, with a smaller name fascia surmounted on it, both in modern style. The first floor contains 2 double-hung sash windows with 2 panes and exposed sash boxes, separated by a projecting sign. The wall is finished in smooth rendering and painted, with a half-round metal gutter and single downpipe. The natural slated roof includes a wide flat-roofed dormer with PVC cladding and cheeks, fitted with a wide modern window. A chimneystack sits at each end of the roof. The roof pitch differs from the adjacent No. 9 but is similar to No. 13.

The rear elevation is 3 storeys tall with a roof of natural slates laid in regular courses, though some later repairs use artificial slates. A large flat-roofed dormer with modern fixed light glazing and top-hung vent sits above PVC cladding to the dormer's extremities and cheeks. PVC guttering and downpipes serve this elevation. The main rendered wall with wet dash finish contains a small rectangular timber top-hung window and a rectangular glazed door with sidelight comprising a fixed light and top-hung vent.

Projecting to the right is a 3 storey rear return with a single pitch roof and modern timber windows of fixed light and top-hung vent type. To the left projects a flat-roofed return with smooth rendered walls, PVC rainwater goods, and a large window of modern arrangement. Extending almost to the rear of the plot is a single storey outbuilding with flat roof and rectangular timber sheeted double doors. The rear boundary is formed by a pair of corrugated iron gates set between rendered piers.

The building forms part of a terrace on the south-east side of Ann Street with a continuous building line. Buildings in this area are shown on the 1832 Ordnance Survey map and probably date from the mid-1700s when the town was developed. An approximately similar block appears on the 1857 map, but by 1904 individual buildings in the block are distinguishable; this building is shown in 1904 with a small rear return. While the original street front block and ridge height may thus date from the mid-18th century, no surviving features from that period remain. Any surviving features such as fenestration pattern and size probably date from the mid to late 19th century, while recent alterations have now largely determined the building's overall character. The building is located within a conservation area.
