Description
Ballyquin House is a storey-and-a-half Georgian house of three bays, constructed between 1820 and 1839, situated on Ballyquin Road near Limavady in a prominent position at the head of a large open field. The building is flanked by mature trees and set back from the road, facing almost due west.
The house is simply proportioned and consistent with its Georgian type. The principal façade features a centrally placed door with a segmental fanlight and side lights, flanked by sashed windows on either side. All three openings are currently covered by protective metal sheets. The roof is laid with natural slates and has four chimneys on the ridge, one positioned on each gable end. Substantial slating loss surrounds the chimneys, exposing the rafters beneath. Each gable is lit by two windows at attic level, also protected by metal sheeting, with a single window at lower level on each side. A small lean-to shed is attached to the south gable. A small return extends to the rear, where three windows and a door open onto a courtyard. To the east of this courtyard stands the derelict stone ruins of a former coach house, with further farmyard ruins extending beyond.
An entrance gate and curving rendered wall with pillars face onto Ballyquin Road, the gate topped with spear-head finials that reflect the former status of the property's inhabitants. Associated stables and farm buildings are located to the rear, concealed from the road.
The house appears on the Ordnance Survey Map of 1831 but was not sufficiently prominent to be listed among the 'gentlemen's seats' in the Ordnance Survey Memoirs of 1835-7. According to the Griffiths Valuation of 1858, it was occupied by Hunter Stewart, who leased from John Barre Beresford. The valuation describes it as a 'Caretaker's house, offices and land', indicating that Stewart served as agent for Beresford's extensive landholdings in the area. This role likely explains the siting of the nearby Beresford Cenotaph on the low hill behind the house. The building's 1858 valuation of £13 0s 0d was relatively high for the period. A separate dwelling to the rear was rented by John Robinson from Stewart, with its value combined in the valuation record.
The house currently stands derelict and uninhabited, having been abandoned for many years. Its condition precludes listing at present, though the building retains the potential to be renovated to restore its former character and architectural interest.
