Description

The Rookery is a large two-storey gabled farmhouse situated on the north side of Kerr's Road, approximately 2 miles north-east of Newtownards, County Down. The building dates from the 1860s–1870s period, though it has been substantially renovated and extended in recent decades.

The main house is finished in lined cement render, unpainted throughout. The roof of the principal structure is covered in Bangor blue slates with four brick chimney stacks, featuring a slight verge overhang and decorative barge boards to the north gable (plain to the south). The north gable is blank above a long single-storey extension that runs flush with the front facade.

The front (west) facade centres on a large right-of-centre porch with a hipped roof. A modern glazed door opens to the south face of the porch, with a modern window to the west and north faces. To the right of the porch are two similar windows, with four evenly spaced windows to the first floor. All window frames throughout the house are modern PVC. The single-storey extension attached to the north gable has a front facade topped with a castellated parapet concealing a corrugated asbestos mono-pitched roof. This section contains two modern window openings and a glazed door to the front, with three similar windows and a similar door to the rear. The south gable contains a window at each floor level to the right.

A large full-height gabled return projects to the left-hand side at the rear, featuring various modern windows of differing sizes. Attached to the north face of this return and the rear of the main house is a single-storey projection with an unusual hipped roof, also containing modern windows and doors. The return roof is clad in Bangor blue slates with a brick chimney stack to the gable. Rainwater goods consist of a mixture of PVC and cast iron elements.

The rear elevation of the main building has two windows to the centre and right on the first floor, with one to the right on the ground floor.

A curious inscribed stone embedded in the wall to the south of the house appears to read '1697'.

While Ordnance Survey Maps from 1834 and 1858–1860 show buildings on this general site, none matches the precise orientation of the present dwelling, suggesting construction post-1860. The decorative barge boards to the north gable suggest a late Victorian or Edwardian aesthetic; however, the original entrance featured an 'Ards' door surround, which may indicate a slightly earlier date, possibly the 1860s. The house likely underwent renovation around 1900. The gabled return is a relatively recent addition dating from approximately the 1970s, whilst the single-storey extension to the north was added around the 1960s.

The building has been substantially modernised with recent extensions, PVC windows, and modern doors, resulting in a plain contemporary appearance.
