35 Church Street, Portaferry

This two-storey house is of probable mid-19th-century construction and stands at the end of a terrace on the east side of Church Street, to the north of Portaferry town centre. The building was significantly modernised in the 1980s.

The front elevation, facing west, is now asymmetrical. The ground floor contains a modern timber-panelled and glazed door at the centre, with a large double timber diagonally-sheeted garage door to its right and an enlarged window opening with modern frame to its left. The first floor has three smaller windows with modern frames. All doors and windows are set within splayed smooth cement surrounds. The walls are rendered in pebbledash with a smooth cement plinth and edges. The gabled roof is covered with concrete tiles and has two red brick chimney stacks. The gable ends are rendered in pebbledash with smooth cement edging, and a smooth cement band is set high in the north gable.

The rear elevation features a wide flat-roofed extension with a dome-shaped roof light and two widely-spaced windows with modern frames and bands.

Historical records indicate the site has been occupied from at least 1799. The building was not recorded in the first valuation of around 1835–38, suggesting that only a single-storey structure then stood on the site. The present two-storey house probably dates from the mid-19th century and corresponds to the plan of the property occupied by John Edmond in 1863. The complete renovation undertaken around 1980 included the conversion of part of the ground floor to a garage and the addition of the rear extension with its modern roof light.
