Ballygraffan House, 12 Rubane Road, Ballygraffan, Kircubbin, Newtownards, Co. Down, BT22 1AT

Ballygraffan House is a large, two-storey farmhouse dating to the 1860s, exhibiting a general Georgian appearance. The building has been altered significantly over the years and now includes large, modern flat-roofed extensions to the rear.

The north-facing front facade features an off-centre timber panelled front door with a segmental arch fanlight and three-pane sidelights. There are two sliding sash and case windows with horizontal and vertical astragals to the left of the door, one to the right, and four evenly spaced windows to the first floor. The west facade includes a short hipped roof return with a window mirroring the front elevation on both floors. It also contains modern patio doors on the ground floor and a large, modern multi-pane window on the first floor. A long, single-storey, gabled store or farm building is attached to the rear of the return. The east facade incorporates a single window similar to the front, and the side of a small, flat-roofed extension. The south rear facade has a large, two-storey, flat-roofed extension to the left, and a smaller, single-storey extension to the right. Modern PVC windows are present on the extensions and the rear of the main house, along with a modern glazed back door. The main house roof and the short return hip are covered with Bangor blue slates, with two yellow brick chimney stacks (originally there were three). PVC ogee gutters and square downspouts (with round ones to the rear) are visible. The entire facade is finished in line render and painted. Some of the surrounding rubble-built outhouses may be older than the main house.

Farm buildings were shown on Ordnance Survey maps of 1834 and 1860 on this site, but none correspond exactly with the plan or location of the current house. According to the current owner, the house and a nearby property, Rosevale House, were built around 1865, inspired by plans of older houses in southern Ireland. The design appears to be based on a Georgian dwelling, though the off-centre door may indicate the builder did not strictly replicate an existing design. During a previous survey in 1971, the window opening to the left of the front door was larger and contained a modern window; this opening has since been reduced, and the original frame style restored.
