Description

Newlands is a house, likely built in the late 17th century, with a 20th-century rear extension. It is constructed of roughcast stone rubble and features a thatched roof with half hipped ends. The house has gable end stacks, with the right-hand end projecting and having a slate weathered set-off, along with an axial stack located to the right of center, all topped with rendered shafts.

The layout consists of a three-room plan, with the ground being higher at the right end. The end rooms are heated by gable end stacks, while the center room has an axial stack at its right end. It is unclear if there was ever a passage between the left and center rooms, as there is currently a direct entry into the center room from the front. The right room may have been added later; the owner notes it was previously a stable with a loft above. In the late 20th century, a staircase was added at the left end of the central room, and a single-storey extension was constructed at the back.

The exterior is two storeys high and features an asymmetrical arrangement of four windows. The windows are all late 20th-century two and three-light casements without glazing bars. To the left of center, there is a doorway with a 20th-century plank door and a lean-to porch. At the back, there is a late 20th-century flat-roof single-storey extension.

Inside, there are closely spaced, lightly built, chamfered ceiling beams. The 20th-century staircase is missing from the center room, which has a fireplace at the opposite right end featuring a rough timber lintel. The roof space was not inspected, but one principal rafter with a straight foot is visible at the first floor.
