Description

Lower Watertown is a tenement farmhouse that has been converted into a private dwelling. It likely dates from the late 17th century and was extended on the left end around 1980. The building is constructed from rendered stone rubble and cob, topped with a half-hipped thatch roof that includes a continuous rear outshut. There is a tall stone rubble stack with a tapered cap located at the rear left-hand room, which is enclosed by the outshut, and a brick stack at the rear of the 20th-century extension.

The original layout consists of a two-room plan with direct entry into the larger left-hand room, which is heated by a rear lateral stack. The smaller unheated room to the right formerly had a staircase at the rear, which entered the larger room through a now-blocked doorway in its right-hand corner. The continuous outshut at the rear may be integral to the original structure. The two-storey 20th-century extension at the left end features a one-room plan and contains a staircase.

The farmhouse is two storeys high and has a five-window range with 20th-century fenestration, including two-light casements with two panes per light. There is a 20th-century lean-to porch with a 19th-century inner plank stable door at the center of the original range, along with an additional entrance to the left end extension.

Inside, the principal room features a chamfered scroll-stopped fireplace lintel. To the right, there is a 17th-century straight-headed doorway with a chamfered surround. The 19th-century joinery is largely intact, and the original core of the building remains largely unspoilt.
