Description

Fair House is a house and store associated with the Midsummer Fair at Pelynt, now serving as a private residence. It likely dates from the early 18th century and is constructed of rendered stone rubble and cob. The original thatched roof has been replaced with an asbestos slate roof featuring gable ends, and the eaves have been raised. There is a brick chimney stack on the left-hand gable end and a stone rubble chimney stack on the right-hand gable end. The building has a single depth plan, with extensions at the rear.

The entrance has been altered, and the interior now consists of two rooms with a wide stair hall. The house is two storeys high with an asymmetrical three-window front. On the ground floor, there are two 19th-century 16-pane sash windows without horns, featuring original crown glass and bullseyes. A 20th-century door is located in the centre, with a two-light casement window to the right. The arrangement of the ground floor has been modified from its original design, which included two doors in the current window openings. Above, there are two 19th-century 16-pane sash windows without horns and an additional four-pane sash window to the right. The interior contains 19th and 20th-century fittings.

The Midsummer Fair was granted by a charter from Edward III in 1356 to the Abbey and Convent of Newenham and continued until the early 20th century. The stalls were housed in Fair House, and the toll and house were typically rented to a parishioner. In a will from 1801, William Hill of Cardwen bequeathed the toll or profits of Pelynt Fair to his sister Elizabeth for her lifetime, with the condition that she pay the conventionary rent and maintain the house and its utensils in proper repair.
