Description

Garrick Vean is a house and adjoining cottage, now combined into one residence, dating from the late 18th century to early 19th century. It features painted rubble walls and slate sills, with a wheat reed thatched roof that slopes down towards the rear. The thatch covers brick chimneys at the gable ends, an axial chimney over the party wall, and a left-hand chimney over an external breast.

Originally, the layout included two equal reception rooms on either side of a central passage, with shallower service rooms at the rear within an outshut. The building was extended in the early 19th century by adding a one-room wide cottage with a service room behind and a later lean-to on the right side. The house is two storeys tall, with some first-floor rooms located partly in the roof space.

The front of the original house is symmetrical with two windows, while the cottage side has one window. There is a central doorway with a 20th-century glazed door and a 20th-century glazed porch. Most openings have 20th-century two-light casements with small panes, and the first-floor windows are partly dormered.

The interior has been largely renewed in the 20th century but retains original floors and roof structures, although some hearths are partly blocked. Surviving thatched houses in this part of Cornwall are rare; this is one of only four in the parish, and there are none in some neighboring parishes. Despite the 20th-century alterations, the house remains structurally fairly complete.
