Description
The buildings at 38 and 40 Upper East Hayes consist of two interconnected houses, part of an irregular terrace situated on a hillside to the north of London Road. Number 38 was constructed in the mid-19th century, with later 19th-century alterations. Number 40 dates to the late 18th century and also features late 19th-century alterations.
The buildings are constructed of limestone ashlar with slate and concrete tile roofs, and have moulded stacks. Each house has a double-depth plan, with Number 40 set back from the road.
Number 38 has a two-storey block to the road with a hipped slate roof, a parapet, and three two-pane sash windows either side of a six-panel door with glazed upper panels. The south elevation of Number 38, which is partially visible, is plainly treated with a tripartite window above an arcaded ground floor, a cornice, and a parapet.
Number 40 is two stories high and has a concrete tile roof. Its north-facing street facade includes a parapet, a coved cornice, and altered window treatment featuring plain sashes aligned on the first floor. It has a six-panel door with the two upper panels glazed. The south elevation displays two full-height bays, one segmental to the left and one semicircular to the right, both featuring plain plate glass sashes. There is a cornice and parapet, along with a late 19th-century mansard roof with three large dormers.
The interiors have not been inspected.
Despite alterations, the pair of houses remains part of a distinctive development of villas built to take advantage of the view south over Bath, with the main architectural features on the south (garden) side.
