Description

13 Crescent Lane is a mid-18th century building with late 19th and 20th century alterations. It consists of two commercial blocks and a garden building that faces No. 13 Royal Crescent at the rear. The materials include rubblestone and limestone ashlar, with a stone slate roof on the 18th century block to the right, which is positioned at a right angle to the road. The 19th century block to the left is set back from the road and features limestone ashlar and pantile.

The building has an L-plan layout and stands two storeys tall. The left block on Crescent Lane has a hipped roof and two two-over-two pane sash windows at eaves level, along with 20th century garage doors on the ground floor. The 18th century garden building, likely predating the Crescent, has a rubblestone ground floor on the street front, raised with late 19th century machine-cut ashlar to the eaves of its half hipped roof. The left return features a steep stone slate roof extending from the ridge to the ground floor eaves, topped with a tall 19th century two-light casement dormer.

The two blocks are connected by an enclosed 19th century bridge at the first floor level. The three-bay garden front has a coped parapet, modillion cornice, and frieze. The central bay slightly projects forward and is supported by two pairs of Ionic columns 'in-antis' beneath an entablature and pediment. High in the centre of the recess is a horizontal eight-pane window above the door opening. The flanking ranges on either side have six-over-six pane sash windows on the ground floor.

The interior features a stone flagged floor and an 18th century half-glazed six-panel door on the garden side, though the interior has not been inspected. This building is an unusual survival of semi-vernacular architecture in a residential area, and it forms part of a group with Nos 11 to 14 Crescent Lane.
