Description

Number 12 is a double-fronted villa dating to around 1832, located in a street leading into Lloyd Street. It was designed by John Booth and his son, surveyors for the Lloyd Baker Estate, with William Joseph Booth acting as architect. The villa is constructed of gold-coloured stock bricks laid in a Flemish bond pattern, with stucco dressings and a stucco pediment. The roof is largely obscured by the pediment, but has a brick stack on the right end wall. The architectural style is restrained Greek Revival.

The property features a centre-hall entrance plan and is two storeys high with a basement. The main facade is a three-window range topped by a projecting pediment. Low steps lead to a deeply recessed stucco entrance framed by antae supporting an entablature. The entrance has an architraved doorway with a patterned rectangular overlight and a panelled door featuring a central roundel. Throughout the property, there are 6/6 sash windows with cornices. A plain stucco band runs along the first floor, surmounted by a stucco cornice, a blocking course, and another stucco band beneath the pediment.

The villa has undergone rebuilding and patching, particularly to the left and right return walls and to the upper floor. Attached cast-iron railings are topped with acorn finials.
