Description

Berners Hall is an early 16th century timber-framed farmhouse that has been altered with a 19th century red brick front. The house is two stories high and features a clay peg tile roof that is gabled at the west and half hipped at the east, extending over a later continuous outshot at the rear. Originally, the house had a jetty that is now covered by these later outshots on the north side. A later stack projects above the ridge line off center, within the original smoke bay.

The front elevation combines 19th century and earlier red brick, showcasing three and four-light casements beneath arched segmental brick heads. There is a projecting porch with a lean-to peg tile roof and an angled parapeted flat-roofed bay window. At the northwest corner, there is a two-story gabled 19th century service wing with a clay pantile roof and original casements. The rear outshots are a mix of single and two-story sections faced in red brickwork with grey headers, featuring one flat roof and a two-light casement dormer.

The timber framing is prominently visible on the ground floor, displaying jetty braces, arched wall braces, and chamfered floor joists with soffit tenons and diminished haunches. Inside, the kitchen has an unusual stone post base with cyma mouldings, likely sourced from another location. The living room contains a corner cupboard from around 1800 with glazed doors. Additionally, there is a well-crafted 19th century red brick curved garden wall surrounding the front of the property, along with the remains of a moat.
