Description

Northycote Farmhouse, along with its attached cartsheds and cowhouse, dates back to around 1600, with later additions from the 18th century and a substantial rebuilding in the early 19th century, followed by restoration in the 1980s. The building is a timber-framed range with brick additions at each end; the first floor of the left end is tile-hung. It features brick farm buildings and a tile roof with brick stacks. The farmhouse's original lobby-entrance plan form has been extended with a two-window addition, and a rear washhouse is attached by a short wall. Two ranges of farm buildings form a cross-shaped layout.

The main two-storey, three-window timber-framed range has close studding with a gable on the left. While much of the original timber-framing has been replaced with 20th-century mullioned windows, a single remaining 16th-century five-light wooden-mullioned window remains at the rear. Segmental-headed windows to the left have small-paned iron glazing, while the left return features a jettied first floor with casement windows. The right end also has casement windows. The central entrance has a plank door, and a large central axial stack has diagonal shafts, topped with later caps. Matching axial stacks are located on either side. The rear elevation is similar, with timber framing extending further to the left. A two-storey gabled porch, featuring a cogged frieze above an elliptical-headed entrance, has been added. A 20th-century timber porch shelters the entrance to the right.

Inside, the house features timber-framed cross walls with stepped-stop-chamfered beams. A wide fireplace has a moulded bressummer and brick fire hood, while another features a stone surround with a key. Re-used 17th-century panelling and a four-panel door with H-L hinges are found in a room to the left. The first floor displays carpenters' marks on the collar trusses, with some daub and wattle infill remaining.

The attached cowhouse projects to the right and displays 18th-century brickwork on its left return. A higher end cross wing has ventilation holes and windows. The right return of the cowhouse has three segmental-headed entrances and four windows, while a wing has a single entrance and window and an attached gatepier. The interior features a rear feeding passage and 20th-century partitions. A cart shed to the rear right has an elliptical-headed through passage with five cart openings, alongside varied windows and pitching holes. A rear first-floor entrance is accessible by steps. The rear washhouse has a deep pentice on its return, an end stack, and contains a fireplace, oven, and copper.
