Former cottage, now outbuilding. Late C17 or C18 with later alterations. Ashlar; clay tile roof; ashlar integral end stack to north. 2 storeys; 3 roof bays; irregular and much altered front elevation; ground floor has large 2-leaf boarded doors to centre and to right, boarded door to left of centre with pseudo-Tudor arch and panelled spandrels, top opening window to left; first floor has fixed light window to centre, boarded door to right of centre, and small blind windows to right of door and to left of window. Low brick extension to right. North gable has first floor 3-light chamfer mullioned window with rebated surround and straight hood mould. Duncombe Arms is not included.
