Description
Kincairn is a single-storey, five-bay, rectangular-plan, gabled Arts and Crafts villa designed by Sir Robert Rowand Anderson in 1905, with later additions from the 20th century. The building features open gabled roof balconies, overhanging eaves, and exposed rafters. It is constructed of yellow sandstone ashlar with red sandstone margins, and the sides and rear are harled. Notable architectural details include a base course, long and short quoins, and blocked architraves at the openings.
On the principal (west) elevation, there is a central two-leaf, timber panelled door flanked by narrow windows. This entrance is supported by scrolled timber brackets and a corniced timber canopy. Above, a three-light, timber-mullioned dormer with a piended roof is present. To the left, an advanced canted bay features a roof-height balcony with cast-iron railings and a large gabled roof with projecting eaves, also supported by scrolled timber brackets. A French window is located at the center of this bay. The outer left side has a three-light, stone-mullioned window with a small flat-roofed dormer above it. To the right of center, there is a bipartite, stone-mullioned window with a piended-roofed dormer above. The outer right side has another advanced canted bay with a gable-covered balcony above, featuring cast-iron railings and a spiral staircase leading down to the ground on the right.
The rear (east) elevation includes canted and piended dormers, with irregular fenestration and various later additions. The north side elevation has a small bipartite window at the gablehead, while the south side elevation features a small bipartite window at the gablehead and a modern single-storey, gabled addition.
The windows throughout the building consist of 4-pane upper sections and plate glass lower sections, with 4-pane timber sash and case designs. The roof is covered with grey slates, lead flashing, and red ridge tiles, and features coped gable ends and ridge stacks. Cast-iron rainwater goods are also present.
Inside, the interiors have been largely refurbished, but some timber panelling, dadoes, and plasterwork have been retained, along with fitted window seats in the front bay windows.
The boundary wall is a low, coped rubble wall with cast-iron gate posts and timber gates.
